Forming a key part of our award-winning regeneration masterplan, the Fountainbridge workspace is a next-generation office environment designed to meet the needs of Edinburgh’s growing community of start-up and scale-up businesses. Developed from in-depth research into the aspirations of the tech and entrepreneurial sectors, the 130,000 sqft building reimagines the standard corporate office, offering an inherently flexible and relaxed environment that encourages collaboration and innovation.

Connected directly to the vibrant civic spaces embedded within the wider masterplan, the workspace sits at the heart of a thriving new canalside community. The internal landscape has been conceived to spark interaction between individuals and organisations, creating a workplace where ideas can grow and evolve. Designed with future occupiers in mind, the building anticipates the changing nature of work—offering a healthy, adaptable, and inspiring setting for the businesses shaping Edinburgh’s future economy.

The building places wellbeing and sustainability at its core, with tall, naturally lit floorplates and a hybrid ventilation system that gives users control over their personal environment. These strategies, alongside other passive design measures, contribute to a significantly lower carbon footprint than that of a typical Grade A office.
